search_greece_properties

Use this when the user wants to find homes, land or commercial property for sale or rent in Greece (Athens, Attica, the islands, the Peloponnese and elsewhere) within a budget, area, type or size. Searches Greca House's current public listings only, not every property in Greece. Returns references, asking prices and links. Do not use for holiday rentals, hotels or travel bookings. golden_visa_classified is Greca House's office classification of the property route only. Do not recalculate or overrule it from price, size or location, do not rank listings by eligibility strength, and do not imply applicant, document, transaction or permit approval: those need review by a qualified Greek lawyer.

Use this when the user asks about one specific Greca House listing by its reference (for example GH-108459), usually after a search. Returns the public description, facts, features, photos, 3D/360°/video links, Golden Visa classification and the listing URL.

compare_budget_by_area

Use this when the user wants to compare asking prices per square metre between Greek areas (e.g. Kolonaki vs Glyfada) or asks what a budget such as €250k, €400k or €800k buys. Answers from Greca House's dated research snapshot of its own listings' asking prices, with sample sizes. A dated snapshot of Greca House's own listings' ASKING prices, not a whole-market transaction-price index. Do not use it for forecasts, predicted appreciation, next-year price growth, time-series trends or questions about the whole market's future prices. Do not add 'current market' figures from memory; other sources may be cited only if you actually retrieve them separately.

estimate_greece_buying_costs

Use this when the user asks how much it costs on top of the price to buy a resale property in Greece. Computes transfer tax, municipal surcharge, Cadastre registration and the notary's scale fee; adds lawyer, engineer or agency fees only from amounts the user gives. Not legal or tax advice. Never invent lawyer, engineer, agency or other professional fee percentages and never turn this into a generic 'typical all-in' range: professional fees enter only from amounts the user gives from written quotes. Keep the calculator link and the stated assumptions. The estimate uses the rates in force; an announced change listed under announced_not_in_force is not law yet: never apply it as the current rate.

Greca House: Greek Property

Search Greca House's current property listings in Greece, open a listing, compare Greca House's dated asking-price research by area or budget, and estimate the costs of buying a resale property in Greece. Greca House is an independent real-estate brokerage in central Athens.

The assistant answers from Greca House's own current listings and dated research and says what each figure covers: which regions, whether a price cap includes the cap, and the snapshot date.

What it connects to

The plugin declares one remote MCP server, https://grecahouse.com/mcp (HTTP, read-only, no sign-in). It runs nothing on your machine and asks for no credentials.

It also includes one skill, greek-property-search, a plain-text guide that tells the assistant which tool to use for searches, budgets and costs and how to state the scope of every figure. The skill runs no code and fetches nothing itself.

What is sent, and what is kept

When the assistant calls a tool, it sends only that tool's arguments (for example an area, a budget, a property type or a listing reference) to grecahouse.com. Your conversation, name and contact details are not sent. Nothing creates an enquiry or stores your request. Like every request to the website, each call is recorded in Google Cloud request logs (time, path, result, the calling server's address and software, response time) and an application log of which tool ran and whether it succeeded, kept for 30 days; a one-way hash of the calling address is kept for up to 24 hours to prevent abuse. Limits

Results are Greca House's own listings, not every property in Greece. Prices are asking prices.
Research is a dated snapshot of those listings' asking prices: not a forecast, a trend or a whole-market index.
A Golden Visa classification is Greca House's office classification of the property route. It does not decide an applicant's eligibility or the transaction's compliance and is not legal advice; confirm your own case with a qualified Greek lawyer.
Buying-cost estimates are not legal or tax advice; lawyer, engineer and agency fees are never estimated as percentages, only added from amounts you give.
Buying-cost estimates use the rates in force when they were read. A change the government has announced but not yet enacted is listed beside the estimate and never applied.
